Owatonna, MN hotel market report, Q1 2026

  • Owatonna
  • Steele County

Occupancy 45.1% (-5.6%) as 320 new and reopened rooms are absorbed; ADR $114.27 holds above its 10-year range. RevPAR $51.57 (-5.6%), no pipeline.

Owatonna is a compact, manufacturing-driven hotel market where I-35 meets U.S. Highways 14 and 218 in Steele County, about 65 miles south of the Twin Cities. Its story right now is supply absorption: three hotels added or reopened 320 rooms since 2022, occupancy has dipped, and ADR has climbed above anything in the market's 10-year typical range.

As of the first quarter of 2026, CoStar tracks 11 active hotels with 707 rooms in Owatonna. Supply has grown fast: the Courtyard by Marriott Downtown (106 rooms, August 2022), Home2 Suites by Hilton (84 rooms, May 2024) and the full-service DoubleTree by Hilton Owatonna (130 rooms, reopened June 2025) add up to 320 new or reopened rooms, about +83% on the pre-expansion inventory.

Trailing twelve-month performance shows the strain of absorbing them. Occupancy fell -5.6% to 45.1%, ADR was essentially flat at $114.27, and RevPAR fell -5.6% to $51.57. Even so, Owatonna's ADR is well above both peers, Albert Lea ($98.22) and Austin ($102.28), thanks to its premium positioning and the quality of the two new builds. The market sale price per room rose +5.0% to $47,100, a sign investors still believe in the long-term fundamentals.

The main question ahead is absorption. The DoubleTree brought back 130 rooms with a waterpark and 9,000 square feet of conference and event space: more competition, but also a way for the market to win new group and leisure business. Demand stays anchored by Viracon (1,650 employees), Federated Insurance (1,475) and Steele County's manufacturing cluster, the most concentrated in Minnesota. Allina Health's move of its Faribault birth center to Owatonna (announced November 2025) adds healthcare demand. Getting back to 48% to 50% occupancy is a realistic near-term target as the DoubleTree builds its business and the corporate base grows.

The market

Owatonna is the seat of Steele County, in the heart of southern Minnesota on the I-35 corridor, about 65 miles south of Minneapolis-St. Paul. That makes it both a stand-alone employment center and a secondary location for Twin Cities companies with regional operations. With about 26,733 residents in 2026, it produces far more economic output per person than its size suggests. Highway access is excellent: I-35 runs north-south through town, U.S. 14 links it east-west to Rochester and Mankato, and U.S. 218 runs straight to Cedar Rapids, Iowa.

Steele County has the highest concentration of manufacturing employment in Minnesota, more than double the state average, which makes the economy unlike most towns its size. That density brings steady, year-round business travel from partners, engineers, sales reps and technicians. Insurance adds depth: Federated Insurance has its national headquarters here.

Median household income is about $80,750 and the poverty rate is 9.23%, reflecting a well-paid manufacturing workforce. The city has four industrial parks with more than 200 acres, all within half a mile of I-35 and served by the Dakota, Minnesota & Eastern and Union Pacific railroads, which keeps Owatonna competitive for manufacturers and logistics operations.

New supply

There is no active pipeline. CoStar shows zero rooms under construction as of the first quarter of 2026, and no projects proposed or in planning.

That empty pipeline follows a big wave of supply from 2022 to 2025. Three hotels account for 320 rooms that are either new construction or back from a long closure:

The DoubleTree is a renovation and rebrand of the hotel at 2365 NW 43rd St, which opened as a Holiday Inn in 2000, ran as a Motel 6 in 2020, closed in early 2023 and reopened as a DoubleTree on June 19, 2025. It has 130 rooms, an indoor waterpark (fully reopened by fall 2025), the River Rock Grill & Pub and 9,000 square feet of meeting and event space. Its return is the biggest supply and competitive event of this cycle.

Demand drivers

Business travel tied to manufacturing and insurance drives Owatonna's hotels. I-35 travelers between Minneapolis and Kansas City, visitors to Allina Health's Owatonna Hospital, and guests at the Steele County Free Fair and other events round it out. That mix makes the market more resilient to leisure downturns than resort towns its size, but more exposed to industrial cycles.

Corporate and business

The corporate corridor of Viracon, Federated Insurance, Truth Hardware and SPX Corp. is the main driver. Viracon, an Apogee Enterprises subsidiary, runs about 1.2 million square feet of manufacturing space in Owatonna and employs about 1,650 people, the city's largest employer. It makes architectural glass for major commercial projects nationwide, bringing a steady stream of contractors, architects and supply partners. In August 2025 it announced a partnership with LuxWall on high-performance transparent insulation, reinforcing its commitment to Owatonna.

Federated Insurance, a property and casualty insurer headquartered in Owatonna, employs about 1,475 people and generates steady lodging demand from agent training, executive travel and vendor visits. It made Forbes' America's Best-in-State Employers 2025 and Newsweek's Most Admired Workplaces 2026 lists. Truth Hardware (901 employees) and SPX Corp. (800) round out the top manufacturers, each bringing its own visitors.

Interstate transient, about 28% of demand

I-35, the main route from the Twin Cities to Kansas City, gives a steady base of overnight stays from truckers, road-trippers and business travelers breaking long drives. The crossing with U.S. 14 (Rochester to Mankato) and U.S. 218 (south to Iowa) adds to Owatonna's crossroads role and makes it a natural stop for regional distribution and logistics.

Events and leisure

The Steele County Free Fair, Minnesota's largest county fair, draws more than 300,000 visitors every August, the biggest demand spike of the year and a week of strong rate compression. Owatonna also hosts the Smokin' in Steele BBQ and Blues Festival (expanded in 2026 beyond barbecue and music), the Extravaganza at the Village of Yesteryear and a calendar of chamber events. The DoubleTree's indoor waterpark adds a new weekend draw, especially for families from the southern Twin Cities suburbs.

Healthcare

Allina Health's Owatonna Hospital is a Level 4 trauma center and full-service regional hospital. In November 2025 Allina announced it would move labor and delivery from its Faribault birth center to Owatonna, making the hospital southern Minnesota's hub for obstetric care. That should modestly raise family visits as expectant families come from a wider area. The hospital employs about 400 people and brings traveling clinicians, visiting families and patients seeking specialized care.

Seasonality

Owatonna follows the classic Upper Midwest pattern: demand peaks from June through August with manufacturing activity, the county fair and leisure travel, and bottoms out in January and February when construction slows and highway traffic thins. The 3-month and year-to-date occupancy (both 36.4%) cover the winter quarter and understate the full year. The DoubleTree's waterpark adds a shoulder-season draw that could modestly lift its own winter occupancy.

Against peer markets

Owatonna commands a clear ADR premium over Albert Lea ($114.27 vs. $98.22, $16.05 more) and Austin ($114.27 vs. $102.28, $11.99 more), from the quality of the Courtyard and Home2 Suites and the market's stronger demand. But its occupancy (45.1%) trails both peers, Albert Lea at 47.3% and Austin at 49.3%, as it absorbs the new rooms. Austin's occupancy recovery (+7.2% year over year) against Owatonna's decline (-5.6%) shows Austin has absorbed its supply faster. RevPAR is close ($51.57 in Owatonna, $50.38 in Austin): Owatonna's rate advantage largely makes up for its occupancy gap.

Risks

Absorbing the new rooms

The most immediate risk is absorbing 320 rooms added since 2022 into a market that used to support fewer than 400. The Courtyard (2022) and Home2 Suites (2024) were new builds, and the DoubleTree (June 2025) brought back a large full-service hotel that had been closed for more than two years. The result shows in 12-month occupancy falling from 47.8% to 45.1%. Until demand catches up, RevPAR recovery will be held back, and the DoubleTree's group and event business can compress rates across the market at peak times.

Manufacturing cycles

Heavy reliance on manufacturing ties the market to industrial cycles. Viracon, Truth Hardware and SPX depend on national commercial construction (Viracon's main end market) and durable goods. A sustained slowdown in non-residential construction or industrial output could cut business travel meaningfully; Viracon's glass is especially sensitive to new office and mixed-use construction, which has struggled nationally since rates rose in 2023.

Concentration in two employers

Viracon (1,650 employees) and Federated Insurance (1,475) together account for an estimated 60%+ of the top-tier corporate lodging demand. Big layoffs, consolidation or operational changes at either would hit occupancy hard. Viracon's parent, Apogee Enterprises, is publicly traded and subject to market pressures. Both have deep roots here, but concentration is a structural feature of the market.

Dependence on fair week

The Steele County Free Fair (300,000+ visitors each August) is the year's highest-demand week and lets owners push rates hard. That also means one event can distort year-over-year rate comparisons if the fair falls differently. Outside fair week the event calendar is thin, leaving long, softer shoulder seasons in spring and fall.

Interest rates and the economy

The Upper Midwest economy remains sensitive to high interest rates, which weigh on business investment and consumer spending. Manufacturing and insurance are more insulated than real-estate-heavy markets, but cuts to capital spending at Viracon or SPX when money is tight could reduce business travel. CoStar's forecast shows modest gains in sale price per room, suggesting investors expect stabilization, but RevPAR's recovery depends on the wider economy.

Outlook

2026-2027

Expect a measured recovery. The key variable is how fast the DoubleTree, the market's largest and only full-service hotel, ramps up after its June 2025 reopening. It brings group, meeting and waterpark leisure business the market lacked, and its success with corporate groups from the Twin Cities and Rochester will drive any market-wide occupancy gain. If the DoubleTree reaches 55% to 60% occupancy in its second year, a reasonable target for a well-run full-service hotel here, market occupancy could settle at 47% to 49% by the end of 2026.

ADR is the most encouraging story. At $114.27, it sits above the top of its 10-year typical range ($108.21), real pricing power from the Courtyard and Home2 Suites. As long as those hotels hold rate discipline, market ADR should stay above $110 even as the DoubleTree adds competition.

2027-2029

The medium term is constructive, as long as employment holds at Viracon and Federated Insurance and no new supply delays absorption further. With no pipeline in CoStar as of Q1 2026 and no visible hotel development near I-35, the supply outlook is clean through at least 2027-2028. Allina's birth center consolidation is a slow-building tailwind as the expanded obstetric program draws referrals from a wider area.

Opportunities

  1. A Holiday Inn Express. With no IHG brand on the market's busiest interstate, a Holiday Inn Express at the right I-35 interchange could capture loyalty demand that now leaves town.
  2. Overflow from the DoubleTree. Its group and event business gives the extended-stay and select-service hotels a chance to pick up overflow and secondary group blocks.
  3. Rate discipline at the fair. With 300,000+ fair visitors and little lodging in nearby towns, holding rates firm in fair week is a direct RevPAR lever.
  4. Repositioning older hotels. The gap between the three newer hotels and the older midscale and economy tier is a value-add opening for owners willing to renovate and reposition.

Key takeaways

  • A supply story, not a demand failure. Occupancy fell from 47.8% to 45.1% almost entirely because 320 rooms were added from 2022 to 2025, +83% on the old inventory. Demand drivers (Viracon, Federated Insurance, I-35 traffic, the fair) are intact and growing; this is a cyclical absorption challenge.
  • ADR leadership reflects real quality. ADR of $114.27 is above its 10-year typical range and $16.05 above Albert Lea and $11.99 above Austin. The Courtyard and Home2 Suites have genuinely raised the market's floor, a good sign for long-term cap rates.
  • The DoubleTree decides the near term. Its 130 rooms, waterpark and 9,000 square feet of event space bring group, meeting and family business Owatonna could not capture before. How fast it ramps will decide whether the market reaches 47% to 49% occupancy in 2026 or keeps drifting lower; watch its group pace and weekend waterpark occupancy.
  • Manufacturing is the strength and the risk. The Viracon, Federated Insurance and Truth Hardware complex drives higher-than-expected ADR and year-round demand in a city of 26,000, but a disruption at the top two employers would cause an outsized shock. It is a known, manageable risk that must be underwritten carefully.
  • No pipeline, a clear window. With nothing under construction, planned or proposed, Owatonna can absorb its new rooms without new competition. If the DoubleTree is absorbed over the next 18 to 24 months, the market can return to 48% to 52% occupancy and push RevPAR back toward $55 to $60 by 2027-2028.
