Commercial real estate CRM for brokersEvery relationship, property and note — in one CRM your AI can read.
NexTurn is a CRM for commercial real estate brokers of every property type — office, industrial, retail, multifamily, land and hospitality. Contacts, companies and properties linked the way deals work, your own Claude or ChatGPT connected to analyze all of it, and, when you want it, the public record and the market's listings underneath.
- link
Links with dates
Owner, previous owner, agent, lender, site contact — each with the day it started. Record a new owner and the old one becomes Previous owner by itself.
- event_note
Everything on one record
Summary, links, notes, history, events, documents and sales history for every contact, company and property. You pick what the Summary shows.
- filter_alt
Filters and saved views
Filter any list on any field — property type, square feet, owner, last sale, loan maturity — save the view, and come straight back to it.
- label
Groups and lists
Put contacts, companies and properties in groups — a buyer list, a mailing, a pipeline — and filter any list by them.
- map
Maps and comps
Every property on a map, and sale comps beside it, with a portfolio deal counted once.
- group
Your team
Invite people to your workspace, keep some read-only, and see every change in the history.
AI on your data
Your own AI, across your whole database.
Connect Claude or ChatGPT to NexTurn and ask about your entire book of business in plain words — every contact, company and property, every note and history entry. It works out metrics across all of it and answers from your records in seconds.
- query_stats
Metrics across the whole database
Properties by type and county, sales by year, owners with a loan maturing next year — counts and totals in one ask.
- manage_search
Every note, searched at once
Who said they're thinking of selling, who you haven't called since spring, which owner mentioned a 1031 exchange.
- edit_note
Updates too, if you allow it
Log the call you just made, add a note or fix a field, with write access turned on. A delete can be undone.
- verified_user
Your access, nothing more
It sees exactly what you can. Your workspace's owner decides who may connect one.

Questions
What brokers ask about NexTurn
What is NexTurn?
A CRM for commercial real estate brokers of every property type. Contacts, companies and properties are linked the way deals work — owner, previous owner, agent, each with a date — with notes, history, events, groups and saved views on every record. Connect your own AI to analyze all of it, and turn on a shared layer of market data underneath when you want it.
Can I analyze my data with AI?
Yes. Connect Claude or ChatGPT to your workspace and ask about your whole database in plain words: counts and totals by any field (properties by type and county, sales by year, loans maturing next year), every note and history entry searched at once, or a list of thousands of records to work with. With write access on, it can log a call or update a record too. It sees exactly what you can, and your workspace's owner decides who may connect one.
Can you move my data from another CRM?
Yes — we'll do it for you. Tell us what you're on and we'll take your contacts, companies, properties, notes and history out of it and into NexTurn, so nothing stalls while you switch. RealNex exports go in with one upload. Rather do it yourself? Drop any .xlsx or .csv on the Import page and your own AI maps the columns, up to 100,000 rows an import.
What property types does NexTurn work for?
Every one — office, industrial, retail, multifamily, land, hospitality and the rest. The CRM is the same for all of them. The market data covers commercial property of every kind, and hotels also get nightly rates and local events.
Do I have to use the market data?
No. NexTurn is a complete CRM on its own. The shared market data is there when you want it: pick the property types and states you track and press Enrich, and until then nothing is written to your records.
Where is the market data available?
Minnesota, Wisconsin, Iowa, North Dakota and South Dakota today: county parcel records, recorded sales, listing sites and auction calendars. Every state is the goal — the sources are built state by state. The CRM itself works wherever you do business.
Does NexTurn track property auctions?
Yes, with the market data on. It reads the auction calendars and the marketplaces' auction listings, matches each lot to its property, and watches it through the close, extended bidding included. The result goes onto the record: a sale with its price and buyer, or no sale.
Will it overwrite what I've entered?
No. What you typed in stays yours. Public records fill blank fields, and where they differ from what you entered, a card waits in Tracking & Enrichment for you to approve or decline.
Start with a blank workspace and your own data.
Sign up and bring your contacts, companies and properties — or let us move them in. Connect your AI when you're ready, and turn the market data on if you want it.
