Selling a hotel

How selling your hotel works.

A hotel sale goes better when the price, the paperwork and the buyers are lined up before it goes to market. Every sale starts with the same first step: knowing what the hotel is worth.

  1. Know what it's worth

A valuation from the market's recent sales, its rates and demand, and your hotel's own numbers — with how the value was reached.

  2. Get it ready

The year-end and year-to-date P&Ls, STR reports and any PIP a buyer and their lender will ask for, gathered before the first call.

  3. Find the buyer

The hotel marketed to the buyers who own and operate hotels like yours, with offers compared side by side.

  4. Close

Due diligence, the buyer's financing and the franchise's approval of the new owner, through to closing.

Questions

Questions about selling a hotel

How do I sell my hotel?

Start with what it's worth. Then gather what buyers and lenders will ask for — the year-end and year-to-date P&Ls, STR reports and any PIP — and have a hotel broker market it to the buyers who own hotels like yours. After an offer comes due diligence, the buyer's financing and the franchise's approval, then closing.

What is my hotel worth?

It depends on its revenue and profit, its market, its brand and its condition — including any PIP a buyer will take on. A valuation reaches it three ways: a revenue multiple, price per key against recent sales, and a cap rate on its net operating income.

How do I choose the best broker to sell my hotel?

Look for a hotel specialist rather than a generalist: someone who knows your market's recent sales and the buyers active in it, can show you the comparable sales and rates behind a value, and explains how they reached it. Ask how they will market the hotel and to whom.

Do you sell hotels in Minnesota, Wisconsin, Iowa, North Dakota and South Dakota?

Yes. Reed Gizinski and the Ruzicka Hotel Team at Marcus & Millichap value and sell hotels across all five states. Request a valuation to start.

Is my request confidential?

Yes. Only Reed and the Ruzicka Hotel Team see it.

What documents should I have ready?

Historical year-end P&Ls, the year-to-date P&L, historical STR reports, any statistic reports, and the current PIP if one has been issued. None are needed to ask — the form asks which you have.
